The cost of rewiring a house or commercial property can be a hefty sum, depending on the size, location, and character of the structure. Taking this fact into account, the electrical wiring in new builds must be as up-to-date and compliant with regulations as possible, to save you or future tenants having to contend with faulty electrics further down the line.
You need to ensure your New Build is compliant with the rules outlined in Electrical Safety-Dwellings Approved Document Part P and can cope with the demands of modem day living. Including being able to handle all the electrical output needed to power all the gadgets and gizmos we are accustomed to having in our homes and offices these days.
Our fully certified and skilled team have specialist knowledge of a broad cross-section of all the Building Regulations. For example, they will make sure all the wall-mounted socket-outlets, switches and consumer units in new builds are easily in reach as outlined in Approved Document Part M of the Building Regulations (Access to and use of buildings). Consumer units (‘fuse boards’) are a piece of apparatus in the electrical supply of a house at the point where it enters a domestic property. A type of distribution board that offers an electrical power feed to supply power to secondary circuits, they comprise of a main switch, circuit breakers, R.C.B.O.s) (Residual Current Breaker with Overload) and other devices.
Approved Document M advises that in new builds and extensions only, sockets for lighting, switches and other equipment should be between 450mm and 1200mm from finished floor level. Though Approved Document M does not offer guidelines on how high new consumer units should be placed, our electricians know to mount them so that the switches are between 1350mm and 1450mm above floor level. Meaning they are out of the reach of young children but remain easily accessible.
With the building designs, we create a standard specification of the electrical system and an estimate of the price. A new specification and quote are drawn up for each property type and an upgraded specification can be created if requested, so you know exactly how much each plot will cost.
During the first fix, the electricians will drill out cable routes, install cables and install boxes.
The second fix is when the accessories are added. Once everything is complete and tested, we send over the certificates as well as a handover pack. This includes all the information you may need about the properties alarm, consumer unit, etc.
